Commercial Roof Inspections

During an inspection led by Stybek, our team will examine membranes, seams, flashings, penetrations, drainage, and safety items. We look for signs of wear, water intrusion, insulation damage, and energy loss. Our reporting includes detailed documentation with photos and recommendations so you can make proactive decisions. Clients often find that inspections reveal small issues long before they become expensive leaks or safety concerns.

For new clients, Stybek provides roof inspections at no cost. This includes a condition report on your roof, an estimate of its remaining life expectancy, and a review of any current or potential issues. It’s our way of starting the relationship with transparency and expertise.

For ongoing inspections, costs vary depending on the size, condition, and accessibility of the roof. A small warehouse may require only a short visit, while a large multi-building facility with complex systems takes more time. Either way, the cost of inspections is minimal compared to the expense of emergency leaks, production shutdowns, or structural damage. Many of our clients have avoided six-figure repair bills by acting quickly on the findings of an inspection.

ICI Roof Installation (Industrial, Commercial, Institutional)

The installation process depends on the system. For single ply membranes, our crews prepare the deck, install insulation, mechanically fasten or adhere the membrane, and finish with precision at seams and flashings. For torch and cold applied modified bitumen, we layer membranes to create redundancy and durability. We custom fabricate and install metals to fit each building. Every project is quality-checked and documented in our Roof+ system, giving clients real-time updates.

Timelines vary. A small office building re-roof might take a week, while a large industrial facility could require several weeks or months of work. Weather, complexity, safety requirements, and system type all influence project duration. At Stybek, we plan schedules around client operations to minimize disruptions. For example, we recently completed a project for a school board, coordinating weekend shifts when necessary to minimize disruptions to class times during the weekdays.

Roof coatings are an energy-efficient, cost-effective option. Pricing depends on roof size, existing condition, and the coating system chosen. In general, coatings are a fraction of the cost of a full replacement and can add 10–15 years of life to a roof, while also adding years to the existing warranty (or possibly providing a new one!). We recently helped a client extend the life of a 25,000 sq. ft. roof with a coating system, saving them the cost of a full tear-off.

Single Ply Roofing Membrane

Single ply roofing is a flexible, sheet-based system installed in one continuous layer. Common types include TPO, PVC, and EPDM. It’s widely used on commercial and industrial flat roofs because of its durability, energy efficiency, and cost effectiveness.

A single ply membrane is the waterproofing layer of the roof. It resists weather, UV rays, and mechanical damage while protecting the building beneath. Single ply membranes are installed over insulation and secured either mechanically, with adhesives, or with ballast.

While it is cost-effective and long-lasting, single ply membranes can be punctured if not properly protected. Certain adhesives and installation techniques must also be carefully controlled in Canadian climates. This is why manufacturer training and certified contractors, like Stybek, are critical to ensure a proper singly ply membrane installation.

EPDM is one type of single ply membrane. It is a rubber-based system, different from TPO or PVC, which are thermoplastic. Each has unique benefits. EPDM is highly flexible and UV-resistant, while TPO and PVC offer heat-welded seams and energy efficiency.

A professionally installed and maintained single ply roof typically lasts 20–30 years. Factors like climate, exposure, and maintenance affect the lifespan of your membrane. With proper inspections and preventive work, Stybek has helped clients achieve the maximum life expectancy from their roofs.

Roof Leak Repair

Even a small leak is serious. Water travels unpredictably inside roof systems, so what looks like a minor stain could be hiding widespread damage. If left unchecked, leaks lead to insulation failure, structural deterioration, and safety risks.

The fastest solution is a professional repair by a trained technician. Temporary fixes like patching from the inside do not solve the problem and often make it worse. Stybek’s service team responds quickly to Hamilton clients, identifying the source and performing repairs that hold.

Most leaks can be repaired without a full replacement. Technicians identify the failure point, whether at seams, flashings, or penetrations, and restore the system with manufacturer-approved materials. Regular maintenance prevents leaks from recurring.

A roof will need to be replaced when damage is widespread, the system has reached the end of its service life, or repairs no longer restore watertightness. For example, multiple leaks across an aged roof with saturated insulation typically signal replacement will be safer and more cost-effective than another repair.

Roofing Systems

The best system depends on the building’s use, climate, and budget. TPO and PVC are energy-efficient and durable, modified bitumen offers redundancy and toughness, coatings extend life at lower cost, and built-up roofing (BUR) provides a multi-layer asphalt-based system with proven history. At Stybek, we help clients choose based on long-term value rather than a one-size-fits-all answer.

In the short term, coatings and basic EPDM are usually lower cost options. BUR can also appear inexpensive when installed with fewer plies, but those savings may disappear if the system requires early replacement. “Cheapest” is not always least expensive in the long run. A roof that fails early due to poor materials or installation can cost far more in emergency repairs.

There is no universal “best material.” PVC resists chemicals, TPO is reflective and energy-saving, EPDM is flexible and proven, modified bitumen is rugged and multi-layered, BUR has a long history of layered redundancy, and coatings extend the life of existing systems. The right choice depends on your building needs and maintenance strategy. Modified bitumen and high-quality PVC systems often last the longest in Canadian climates when properly installed and maintained. BUR can also last 20–30 years, though it requires more frequent maintenance and is heavier, which may not suit all buildings. With inspections and proactive care, we’ve seen clients’ roofs exceed 30 years of performance.
